AT THE TIME OF BOOKING, YOU AGREE TO
THE FOLLOWING TERMS AND CONDITIONS.


ARRIVAL AND DEPARTURE DETAILS

Revised times due to Corna Virus Outbreak
The house is available at 5:30pm on starting day of holiday and needs
to be vacated no later than 9:30am on day of departure





BOOKING DEPOSIT AND PAYMENTS

Deposit: 25% of booking amount is required the day
after the booking has been confirmed.

Payment Stage 1: Deposit + 50% balance is required
70 days before arrival.

Payment Stage 2: Deposit + 100% balance is required
41 Days before arrival.





CANCELLATION POLICY

All booking payments are non-refundable.

We would strongly recommend that all clients take out full
holiday insurance to protect against loss of deposit
and payments made towards booking.





MAXIMUM OCCUPANCY

Ardmair Bay House is insured for maximum occupancy of eight guests.

Please note: We do not accept Stag, Hen parties
or groups under the age of thirty.

Please note: We do not accept pets.





SMOKING POLICY

We are a strictly non-smoking house, infringement of this policy will
affect your breakage deposit to cover additional cleaning costs.





PARKING

The is sufficient parking for 4 vehicles.





DISABILITY ACCESS

This is a newly built house that was completed on November 2011
and conforms to all of the latest building regulations for our less
able guests including a wheel chair ramp, downstairs bedroom
and toilet suitable for a wheel chair.





CHILDREN

Young children must be supervised at all times.





HOT TUB

Our hot tub is protected by an inline chemical system and is checked
on a regular basis to ensure that all recommended water safe levels
are maintained. In order for us to keep the Hot Tub safe and useable
for all our guests we request that you read and adhere to
the information provided:

Hot Tub Instructions and Safety Information:

• Please always keep the hot tub covered when not in use and always
use the provided lifter for covering and uncovering the hot tub
(please see Hot Tub Cover Lifter Operating Instructions).

• Keeping the hot tub covered also conserves energy, keeps the temperature
at the required level, prevents dirt and other foreign bodies from entering
the tub and more importantly it prevents young children or animals
from falling or climbing into the hot tub.

• Long hair should be put up on a ponytail or bun to avoid
getting it caught in any filters or drain.

• Make sure the hot tub is at the appropriate temperature for people
using it e.g. children should never be in hot tub water that is greater
than 90º degrees fahrenheit (32º degrees celcius). For adults ensure
the water temperature is maintained below 104º degrees fahrenheit
(39º degrees celcius).

• During pregnancy soaking in hot tub may cause damage to the fetus
so contact your doctor for advice before use of hot tub.

• Persons with heart disease, diabetes, low or high blood pressure,
or any serious illness should not enter the hot tub without
prior consultation with their doctor.

• People with skin, ear, genital or other body infections, open sores,
or wounds should not use the hot tub because of the possibility
of spreading infection.

• At 39ºC limit your time in the hot tub to a maximum of 20 minutes
as extending this time can affect your inner organs and cause fever-like
conditions. At 36-37ºC this time can be extended up to 1 hour.

• Do not immerse your head in the hot tub water. This increases the risk
of infection and can heighten the dangers of drowning due to
suction below the water line.

• Take care when entering and leaving the hot tub. When leaving the hot
tub leg muscles may be relaxed enough to make you unsteady.

• Avoid entering the hot tub water immediately after exercising
as the water temperature can affect the heart rate.

• Never use glass near/in the hot tub as broken glass can cause a risk to
people in barefoot and is very difficult to see within the hot tub water.

• If any allergic reaction occurs leave the hot tub and rinse off in the shower.
If the reaction persists, please contact the local doctor.

• If any fault or damage occurs with the hot tub, please
contact the house manager at your earliest convenience.

• Do not turn hot tub switch off as the hot tub will need to be reset
to carry out its cleaning cycles after it loses power.

• Ensure no contaminants i.e. Bubble bath, alcohol, oils etc.
are placed in the water as this can upset the chemical balance
of the water and can result in allergic reactions.

• Avoid drinking alcohol or using drugs in the hot tub.
The hot water will amplify and speed the effects of any alcohol or drugs.
Alcohol makes you drowsy, and falling asleep in hot water can be very
dangerous. In addition to the risk of drowning, your body cannot
regulate its temperature as well when you are asleep, which
can lead to dangerous overheating.

• Avoid using the hot tub when overly tired, or at least
have a more alert person join you to wake you up.

• Never use electrical devices (including phones, radios,
TVs or any other corded device) in or near the hot tub.

• Always shower with soap and water before and after using a hot tub.
Showering before will prevent lotions and skin oils from blocking the filters
and prevent bacteria from entering the pool, and showering after will help
remove any chemicals or bacteria that reduce the effectiveness of the spa
sanitizer which disinfects the water and prevents potential rashes and infection.

• Take care in the area around hot tub as water from the tub can cause the surface
to become slippery especially around winter months where the temperature
outside the hot tub can freeze quickly creating slippery ice.

• Never use the hot tub alone.

Special instructions for parents with young children:

• It is responsibility of the parents to enforce the safety rules of the hot tub.

• Parents are advised that the hot tubs are not suitable
for children under the age of four.

• Never allow children to use the spa or hot tub unsupervised
and when not in use make sure the cover is on and secured.

• Make sure the hot tub is at the appropriate temperature for people
using it e.g. children should never be in hot tub water that is greater
than 90 degrees fahrenheit (32 degrees celcius).

• Parents are to warn children not to allow water in their mouths
as this can cause infection and illness.





CARE OF THE PROPERTY, BREAKAGE AND DAMAGE

Guests are responsible for leaving the property clean and tidy and for any loss,
breakage or damage. Any breakage or damage, however minor, must be reported
immediately to the owners who will make the appropriate charge for repair
or replacement. Guests will also be responsible for the cost of any
excessive cleaning that may be required.





COMPLAINTS

Any complaint must be taken up immediately with the owner
so they have the opportunity to address the issue raised.





OUR RIGHT TO EVICT

We may terminate our contract with you and ask you to leave
your accommodation immediately without any compensation
being payable if:

• We consider that you or your party have committed a
serious breach of these Terms and Conditions;

• We consider that your or your party’s behaviour
endangers the safety of our visitors or staff

• Any complaints are made of anti-social or unacceptable
behaviour against you or your party

• You or your party cause an unreasonable amount
of damage to the property or its contents

• You exceed the maximum occupancy
limit for your accommodation.





EVENTS BEYOND OUR CONTROL

Due to our highland location, extreme weather conditions
can sometimes effect our Sky TV reception.





CORONA VIRUS SPECIFIC TERMS AND CONDITIONS

• Guests should not travel to Ardmair Bay House if any member of the party has
within the 14 days, prior to arrival tested positive for Covid-19
had contact with anyone with Covid-19 or suspected Covid-19
or are showing any signs or symptoms of the disease
e.g. a new cough, a temperature above 37.8oC
loss of taste and/or small, shortness of breath or other flu like symptoms
In such cases you should contact us to discuss the options.

• If you or member of your party develop symptoms of COVID-19
during your stay you must inform us immediately.
If you are well enough to travel, you should return home and
self-isolate in accordance with current Scottish Government guidance.
If, for any health reason, you are required to extend your stay
you will be required to pay all additional costs.

• Whilst on site guests should adhere to the current social distancing guidelines.

• Until Phase 4 defined by The Scottish Government Roadmap
guests are not permitted to entertain or have visitors to Ardmair Bay House.

• We strongly advise all guests to take out appropriate
travel insurance to cover all eventualities.
